 Commercial Real Estate Investing Is Working Smarter, Not Harder

Commercial real estate (CRE) is the key to true wealth through real estate investing. Donald Trump did not become a world-famous billionaire by buying thousands of single family houses. He did it through investing in commercial real estate: large office buildings, retail strips and malls, apartment buildings, and much more.

Buying, selling, and renting single-family houses is a great way to create long term wealth in real estate, and can provide a lot of freedom. It's not usually where most investors start since they are not comfortable. It's is where most want to wind up. 

In the long run, however, to create true wealth, every investor should have some commercial property in his or her portfolio.

The advantages of getting involved with commercial real estate include:

* Economy of Scale - It is easier to own one 10-unit apartment building, with all 10 units under one roof or on one property, than it is to own 10 single-family houses all over the city.

* Lower Risk - Multi-tenant buildings have many different people or companies paying your mortgage for you. Whether it's office, retail, or an apartment building, if one tenant leaves, your note and expenses should still be easily covered by the other tenants (even if SEVERAL tenants leave). In a single-family house, if your one tenant leaves, YOU alone are responsible for all payments.

* True Passive Income - Because CRE generates a much higher income than single-family houses do, you can afford to hire managers to take care of your properties, while you cash the checks. You need MANY single-family homes before they generate enough income to afford to hire a manager for them, but you only need ONE commercial property, if you buy it right
