Getting a free credit report helps you as a real estate investor know exactly where your credit stands. This is important because good credit can open the door to getting better terms on a real estate loan, or being able to get a loan at all, from traditional lenders.
You can get your free credit report from Experian in minutes, assuming they can verify your identity. They ask very specific questions to verify who you are (to keep unauthorized people from seeing your credit report), so if you are a landlord and want a free credit report for a tenant or tenant/buyer, you should send your tenant to this page to get the credit report themselves.
What's the catch? There is none, but to get your free credit report, Experian automatically signs you up for their annual credit monitoring service, which they will charge you for after 30 days if you have not canceled. It's a great service, but if you are not interested in it, make sure you cancel right after you receive your free credit report.
